A golf membership issued by a golf course is a right that allows preferential use of the golf course. A market has been formed for buying and selling golf memberships, and they are traded at prices different from the price at the time of issue. For example, there are golf memberships that are traded for more than tens of millions of yen.

When such golf memberships are held by a company, they are subject to accounting treatment such as being included in the balance sheet, so it is preferable to evaluate their accurate market value. However, the market value of golf memberships is based on the personal experience of intermediaries, etc., so the valuation amounts vary.

The golf membership evaluation system described in Patent Document 1 evaluates the current value of a golf membership based on information about "the current value A of golf memberships at golf courses nearby the golf course to be evaluated." However, even for nearby golf courses, the evaluated value of a golf membership can vary greatly depending on the golf course, so it is not always possible to perform an accurate current value evaluation.

The golf membership valuation system described in Patent Document 2 "adopts" the "highest price offered by buyers in the buy/sell quote list on the valuation reference date" as the valuation amount. However, it is not uncommon for buyers who wish to purchase golf memberships to submit a desired purchase price that is lower than the actual valuation amount. For this reason, the golf membership valuation system described in Patent Document 2 is also unable to accurately evaluate the current value of golf memberships.

The present invention aims to provide a golf membership current value evaluation device, a golf membership current value evaluation method, and a computer program that enable highly accurate current value evaluation.

This application discloses a golf membership current value evaluation device. Since the actual contract price will be equal to or higher than the highest desired purchase price, the accuracy of the market valuation can be improved by using the highest desired purchase price as the desired purchase price information to perform the market valuation. The figure shows that the highest desired purchase price (maximum purchase price) for a golf membership for a "regular member" of "XX Golf Course" is 9.4 million yen.

The storage unit 7 stores a computer program that implements an algorithm for the evaluation unit 5 to generate current value valuation information. Furthermore, the current value evaluation device 2 and the information terminal 13 may be configured as an integrated unit without going through the communications network 8. The CPU has an arithmetic processing unit that executes arithmetic processing, including the evaluation of the golf membership included in this embodiment, by executing a computer program stored in the ROM. In the above physical configuration, the CPU mainly reads and executes the computer programs stored in the memory unit 7, making it possible to function as the identification information acquisition unit 3, price acquisition unit 4, and evaluation unit 5 of the current value evaluation device 2.

A description will now be given of a method for valuing a golf membership using the above-described golf membership valuation system 1. Fig. 3 is a flowchart of the golf membership valuation method.

For example, the price acquisition unit 4 accesses the database 10 to acquire information indicating the desired purchase price (e.g., 9.4 million yen) and the desired selling price (e.g., 13 million yen) stored in the database 10 in association with the identification information acquired by the identification information acquisition unit 3, and further acquires information indicating the number of items desired to be purchased (e.g., 3 items) and the number of items desired to be sold (e.g., 10 items) in this embodiment.

Next, the evaluation unit 5 of the current value evaluation device 2 generates current value information for the golf membership to be evaluated based on the transaction price information and other information acquired by the price acquisition unit 4 (step S3). Here, the following steps S3-1 to S3-4 may be executed by the evaluation unit 5, or may be executed manually by an intermediary who interviews customers at the sales office counter. However, at least step S3-5 is executed by the evaluation unit 5 of the current value evaluation device 2. Specifically, it is as follows.

Next, if the golf membership to be evaluated does not fall under the category of "the deposit has been redeemed at a reduced price after the deadline for redemption has passed" (i.e., the deposit has not been redeemed at a reduced price) (step S3-1: NO), it is determined whether or not it falls under the category of "the membership is being bought and sold at a course-arranged price without the authorization of a membership dealer" (step S3-2).

When the evaluation unit 5 executes step S3-2, the database 10 may store information associated with the golf membership indicating whether or not the intermediation of the membership dealer is permitted, and the evaluation unit 5 may acquire this information to execute this step.

If the golf membership to be evaluated falls under the category of "being bought and sold at the course's bargain price without the authorization of a membership dealer" (step S3-2: YES), the evaluation unit 5 sets the bargain price of the course as the current value (step S3-2-1). For example, this step may be executed by having the database 10 store information indicating the bargain price in association with the golf membership, and the evaluation unit 5 obtain the information indicating the bargain price and set the bargain price as the current value of the golf membership. If the database 10 does not store information indicating the bargain price, this step may be executed by having the broker obtain information indicating the bargain price by inquiring of the golf course as described above.

As described above, by configuring the system so that different valuation methods are selected depending on the type and status of golf membership, highly accurate fair value valuation is possible.

On the other hand, if the golf membership to be evaluated does not fall under the category of "being bought and sold at the course's arranged price without the authorization of a membership dealer" (step S3-2: NO), the evaluation unit 5 determines whether the golf membership to be evaluated falls under the category of "non-transferable membership" (step S3-3). For example, the database 10 may be configured to store information indicating whether or not a membership is non-transferable in association with a golf membership, and the evaluation unit 5 may acquire this information to execute this step.

If the golf membership to be evaluated does not fall under the category of "non-transferable membership" (step S3-3: NO), the evaluation unit 5 judges whether the golf membership to be evaluated falls under the category of "name transfer suspended" (step S3-4). For example, the database 10 may store information indicating whether name transfer is suspended or not in association with the golf membership, and the evaluation unit 5 may acquire this information to execute this step.

If the golf membership to be evaluated is a "non-transferable membership" (step S3-3: YES) or if the membership is "currently suspended for transfer of ownership" (step S3-4: YES), the evaluation unit 5 will determine the evaluation amount by taking into account the possibility of redeeming the deposit amount in addition to the face value (step S3-3-1).

For example, as shown in FIG. 2, database 10 can be configured to store information indicating the amount of the deposit ("Deposit" in the figure) and information indicating the reliability of the golf course ("Golf Course Reliability" in the figure) in association with the golf membership, and evaluation unit 5 can be configured to execute step S3-3-1 based on the information indicating the amount of the deposit and the information indicating the reliability of the golf course obtained from database 10.

Specifically, the evaluation unit 5 executes this step by multiplying the face value of the deposit amount by a numerical value corresponding to the reliability of the golf course, and determining the result as the current value of the golf membership.

The face value of the deposit amount can be determined by the evaluation unit 5 based on information indicating the amount of the deposit stored in the database 10.

The numerical value corresponding to the reliability of the golf course can be determined by the evaluation unit 5 based on information indicating the reliability of the golf course stored in the database 10. When the reliability of the golf course is "high" or "medium", the numerical value corresponding to the reliability of the golf course is selected from numerical values greater than 0 and equal to or less than 1.0. When the reliability of the golf course is "low", the numerical value corresponding to the reliability of the golf course is determined to be 0, and by multiplying this by the face value of the deposit amount, the current market value is calculated as 0 yen.
For example, the evaluation unit 5 may refer to the reliability of the golf membership, which is evaluated on a three-level scale of high, medium, and low, and calculate the current value by multiplying the face value of the deposit by 1.0 when the reliability is high, 0.9 when the reliability is medium, and 0 when the reliability is low, but is not limited to this. For example, the current value may be calculated by multiplying the face value of the deposit by 0.9 when the reliability is high, 0.8 when the reliability is medium, and 0 when the reliability is low.

The possibility of deposit redemption is information that is preferably determined individually and specifically by someone familiar with the current value valuation of memberships. Therefore, in this embodiment, information that reflects the possibility of deposit redemption and indicates the reliability of the golf course is stored in advance in database 10 and used for the current value valuation.

The inventors of this application have noted that, depending on the golf course, there are cases where the deposit is not redeemed at all, even though it has been made. Therefore, by setting the trustworthiness of such golf courses to "low," and setting the current market value of golf memberships at "low" golf courses where intermediation by brokers is not permitted, to 0 yen, it is possible to realize an evaluation that reflects the actual situation.

On the other hand, if the golf membership to be evaluated does not fall under the category of "name transfer suspended" (step S3-4: NO), the evaluation unit 5 calculates the current market value based on the transaction price information of the golf membership, i.e., information on the purchase and sale price of the golf membership in the market (step S3-5). Also, if the golf membership to be evaluated falls under the category of "the deposit redemption deadline has passed and the deposit has been redeemed at a reduced amount" (step S3-1: YES), the evaluation unit 5 similarly calculates the current market value based on information on the purchase and sale price of the golf membership in the market (step S3-5).

The evaluation unit 5 acquires from the price acquisition unit 4 the purchase request information including the desired purchase price information ("maximum purchase price" in FIG. 2) and the number of items requested for purchase of the golf membership to be evaluated, which the price acquisition unit 4 acquires from the database 10, and the sale request information including the desired selling price information ("lowest selling price" in FIG. 2) and the number of items requested for sale.

Here, the inventors of the present application have noted that when the market value evaluation method of Patent Document 2, in which "the highest bidder's price in the buy/sell quote chart on the valuation reference date" is used as the valuation amount, it does not necessarily result in an accurate market value evaluation.

For example, there are potential buyers who propose a price (for example, 1 million yen) that is much lower than the actual value of a golf membership that is actually worth 10 million yen, knowing that the possibility of a deal being concluded is extremely low. In such a case, according to the market value valuation method of Patent Document 2, the golf membership will be valued at 1 million yen, even though it is actually worth 10 million yen.
Therefore, the inventors of the present application focused on the fact that, in order to obtain a more accurate valuation amount, it is possible to improve the accuracy of the current value valuation by having the golf membership current value valuation device 2 acquire information regarding the number of items desired to be purchased and information regarding the number of items desired to be sold, and then performing the current value valuation based on this information.

For example, as shown in Figure 2, for "regular members" of "XX Golf Course," there are three purchase requests and ten sales requests, which means that there is a flood of 10 sales requests compared to the three purchase requests. In this way, when the number of sales requests is greater than the number of purchase requests, the many sales requests will compete for the few purchase requests.

In such a case, the evaluation unit 5 of this embodiment simply determines the current market value to be the valuation amount (e.g., 10 million yen) that is lower than the average of the lowest desired selling price (e.g., 13 million yen) and the highest desired purchasing price (e.g., 9.4 million yen), which is 11.2 million yen.

For example, the evaluation unit 5 may perform weighting processing for each of the highest desired purchase price and the lowest desired selling price based on the information on the number of transactions requested, and determine the evaluation amount to be the sum of the highest desired purchase price and the lowest desired selling price after the weighting processing.

As a weighting process, for example, the desired purchase price may be multiplied by the number of items offered for sale/total number of items offered for transaction as a weighting factor, and the desired selling price may be multiplied by the number of items offered for purchase/total number of items offered for transaction as a weighting factor. For example, if the number of items offered for purchase is 3, the highest desired purchase price is 9.4 million yen, the number of items offered for sale is 10, and the lowest desired selling price is 13 million yen, then the valuation amount will be the sum (10.23 million yen) of the highest desired purchase price (9.4 million yen) multiplied by the number of items offered for sale/total number of items offered for transaction (10/13) and the lowest desired selling price (13 million yen) multiplied by the number of items offered for purchase/total number of items offered for transaction (3/13).

In the above case, by adding the highest weighted desired purchase price and the lowest weighted desired selling price, the valuation amount becomes a value (10.23 million yen) closer to the highest desired purchase price for purchase, which is the transaction item with the least number of requests, than the simple average of the lowest desired selling price and the highest desired purchase price (11.2 million yen).

In addition to the above, the weighting process is not particularly limited as long as it brings the price calculated by simple averaging closer to the price of the transaction item (purchase or sale) with the fewest requests.

Conversely, for example, as shown in Figure 2, for "Weekday Membership" at "XX Golf Course," if there are five purchase requests and one sale request, this means that there is a flood of five purchase requests for every one sale request. In this way, when the number of sales requests is smaller than the number of purchase requests, the many purchase requests will compete for the few sales requests.

In such a case, the evaluation unit 5 of this embodiment simply determines the current market value to be the higher valuation amount (e.g., 6 million yen) than the average of the lowest desired selling price (e.g., 7 million yen) and the highest desired purchasing price (e.g., 4.5 million yen), which is 5.75 million yen.

For example, the evaluation unit 5 may perform weighting processing for each of the highest desired purchase price and the lowest desired selling price based on the information on the number of transactions requested, and determine the evaluation amount to be the sum of the highest desired purchase price and the lowest desired selling price after the weighting processing.

As an example of weighting processing, if there are 5 offers for purchase, the highest desired purchase price is 4.5 million yen, 1 offer for sale, and the lowest desired selling price is 7 million yen, the valuation amount will be the sum of the highest desired purchase price (4.5 million yen) multiplied by the number of offers for sale/total number of offers for sale (1/6) and the lowest desired selling price (7 million yen) multiplied by the number of offers for purchase/total number of offers for sale (5/6) (approximately 6.58 million yen).

In the above case, by adding the highest weighted desired purchase price and the lowest weighted desired selling price, the valuation amount is closer to the lowest desired selling price for the sale, which is the transaction item with the fewest desired transactions (approximately 6.58 million yen), rather than the simple average of the lowest desired selling price and the highest desired purchase price (5.75 million yen).

In addition to the above, the weighting process is not particularly limited as long as it brings the price calculated by simple averaging closer to the price of the transaction item (purchase or sale) with the fewest transaction requests.

In other words, in this embodiment, the evaluation unit 5 is configured to calculate an evaluation amount that is higher than the average of the highest desired purchase price and the lowest desired selling price when the number of items desired to purchase is greater than the number of items desired to sell, and is configured to calculate an evaluation amount that is lower than the average of the highest desired purchase price and the lowest desired selling price when the number of items desired to purchase is smaller than the number of items desired to sell. This allows a price that is more likely to result in a deal than the average of the lowest desired selling price and the highest desired purchase price to be calculated as the evaluation amount, making it possible to achieve a market value evaluation that is in line with market realities.

Then, the evaluation unit 5 corrects the valuation amount calculated in step S3-2-1, step S3-3-1, or step S3-5 (step S3-6). In this embodiment, the evaluation unit 5 "corrects the valuation amount" by taking into account the existence of an entrance deposit (FIG. 2), for example. Even in the sale and purchase of a deposit-based golf membership, the buyer may be required to deposit a deposit with the golf course of the golf membership. Therefore, in this embodiment, if the golf membership to be evaluated is a golf membership of a golf course for which an entrance deposit exists, the evaluation amount may be corrected by adding the face value of the entrance deposit.

<Other embodiments>
The first embodiment has been described in detail above with reference to the drawings, but the specific configuration is not limited to the above, and various design modifications are possible. Below, modified examples of the golf membership current value evaluation system 1 and golf membership current value evaluation method described in the first embodiment will be described. Note that descriptions of technical elements having the same configurations or functions as the first embodiment will be omitted or simplified, and the differences will be mainly described.

For example, the value obtained by adding an arbitrary numerical value to the valuation amount calculated as one point of numerical information through the weighting process described in this embodiment may be used as the upper limit, and the value obtained by subtracting an arbitrary numerical value from the valuation amount may be used as the lower limit. Here, from the viewpoint of calculating the price with a high probability of closing as the valuation amount and realizing a market valuation that conforms to the actual market situation, it is preferable that the market valuation amount information generated as the numerical range information does not use the numerical range sandwiched between the average of the highest desired purchase price and the lowest desired sale price, and the desired price of the transaction item (purchase or sale) with the largest number of desired transactions. The arbitrary numerical value can be set as appropriate by a person skilled in the art based on experience, but for example, the arbitrary numerical value may be set to the difference between the lowest desired selling price and the highest desired purchasing price divided by a numerical value set as appropriate by a person skilled in the art.

For example, assume that there are three purchase offers, the highest desired purchase price is 9.4 million yen, two sales offers, the lowest desired selling price is 11 million yen, the valuation calculated through the valuation process described in this embodiment is 10.36 million yen, and the difference between the lowest desired selling price and the highest desired purchase price divided by 4 ([10.36 million yen - 9.4 million yen] / 4 = 40) is set as the arbitrary numerical value. Here, the arbitrary numerical value used to calculate the upper limit value and the arbitrary numerical value used to calculate the lower limit value may be the same or different.

In the first embodiment, the evaluation unit 5 generates the current value information based on the number of purchase offers, the desired purchase price, the number of sale offers, and the desired selling price of the golf membership to be evaluated, by applying these four pieces of information to a predetermined formula. The evaluation unit 5 in the present modified example 2 generates the current value information based on the past contract performance of golf memberships.

When generating current value information based on the number of offers to purchase, the desired purchase price, the number of offers to sell, and the desired selling price of the golf membership to be evaluated, the evaluation unit 5 generates the current value information based on past transaction information having similar numbers of offers to purchase, the desired purchase prices, the number of offers to sell, and the desired selling prices. Specifically, a learning model is generated based on a machine learning technique, taking the desired number of purchases, the desired purchase price, the desired number of sales, and the desired selling price of multiple (e.g., 100 or more) golf memberships as inputs and outputting the transaction price, and the evaluation unit 5 may be configured to be capable of generating current value valuation information by inputting the desired number of purchases, the desired purchase price, the desired number of sales, and the desired selling price of the golf memberships to be evaluated into this learning model. In this case, the current value valuation information may be generated as numerical range information having an upper limit and a lower limit.

Such transaction information may be transaction information for a golf membership identified by the same identification information as the golf membership to be evaluated, or may be transaction information for a different golf membership; for example, a learning model may be generated using transaction information for a golf membership different from the golf membership to be evaluated.
