不動産取引における重要事項説明とは、概して「契約前」に行われる重要事項の説明であり、当該契約を締結するか否かを判断する為のものである。また、契約をめぐる紛争の殆どは「そんなことは聞いてない」という事から発生する。この「聞いてない」の殆どが重要事項の説明に関係する事であり、本当に「聞いてない」という場合もあれば「聞いたけど忘れた」、「聞いたかもしれないけど良く理解できなかった」など理由はさまざまである。このような「聞いてなかった」という事を原因とする紛争を防止する為に「重要事項説明書」を説明し、且つ「確かに重要事項の説明を聞いた」という意味で取引申込者は重要事項説明書に記名押印をする。

不動産取引において、宅地建物取引業者と取引申込者は物件検討や契約書検討のため必ず一度は面会することとなる。
この面会時に、宅地建物取引業者は宅地建物取引業法第35条に規定されている宅地建物取引資格証を提示し、その後の書類説明や書類郵送はオンラインシステムにより、宅地建物取引業者と取引申込者双方の時間短縮や内容理解度の向上を実現することが求められている。
