工場等の建替時には既設の工場の場所以外に適当な土地を確保し、そこに新工場を建設し、製造ラインを移したのちに、既設工場を解体する手順が一般的である。しかし、適当な土地が確保できない場合や、その他の理由により、既設の工場の立地場所に新工場を建設する場合は、製造ラインを休止させ、機械設備を一時撤去したのち更地にする必要があった。そして新設工場が完成したのち製造ラインを再度移設して可動させる必要があった。したがって施主としては製造機械の遊休時間が長く、大きな負担となっていた。
